PLANNING THE SITE BEFORE DESIGNING THE BUILDING

Project Overview:
Endeavor North Design worked with the Raymond James team to plan a new Bismarck office built around professionalism, longevity, and thoughtful use of the site. From the beginning, the project was about more than simply placing a building on the property—the first step was determining how the site could best support the new office while preserving a valuable, marketable portion of land for future development.

That early planning established a framework for both the building and the long-term potential of the property.

Studying the Right Fit:
Multiple site and building concepts were explored, including different orientations, footprints, and multi-story options. Each approach was evaluated for how it affected circulation, visibility, parking, future land value, and the day-to-day function of the office.

Through that process, the team refined the design toward a solution that balanced efficient use of the site with a strong architectural presence and a clear long-term strategy.

The final building is designed to reflect the character of Raymond James Financial Services—professional, composed, and established. The architecture focuses on creating a strong first impression while supporting a comfortable, efficient workplace for staff and clients.

Now under construction with Paramount Builders, the new location brings together early site planning, architectural design, and long-term thinking into a building intended to serve Raymond James well for years to come.
