VISUALIZING THE DEVELOPMENT POTENTIAL
Project Overview:
Endeavor North Design developed a conceptual land use study for two properties located on opposite corners of the Old Red Trail roundabout in Mandan. The effort was created to help illustrate the development potential of the properties for prospective buyers, moving beyond a vacant parcel and showing what each site could become.
Rather than designing for a specific end user, the study explored how different commercial uses, building types, parking needs, and site configurations could work within the properties.
Two Sites. Multiple Opportunities:
Each parcel offered a different set of opportunities based on its size, visibility, access, and relationship to the roundabout. Conceptual plans studied a range of potential commercial development, including multi-tenant retail, restaurant and service uses, freestanding pad sites, and larger commercial buildings.
Building placement, parking, circulation, landscaping, signage, and access were considered together to demonstrate how the sites could develop efficiently while creating a strong presence along Old Red Trail.
Designing for Flexibility:
Because future tenants and buyers were not yet known, flexibility was central to the planning approach. The concepts demonstrate how the land could accommodate different building footprints and tenant mixes while maintaining logical circulation and the ability to adapt as specific users emerge.
The studies also looked at how multiple buildings could work together as a cohesive development rather than simply filling individual parcels.
Bringing the Possibilities to Life:
Detailed site plans and 3D visualizations were used to translate development capacity into something prospective buyers could quickly understand. The imagery illustrates not only how much development could fit, but how the properties could feel once built—active, landscaped, visible, and connected to the surrounding community.
Project Impact:
The Old Red Trail study turns raw land into a more tangible development opportunity. By pairing practical site planning with compelling visualization, the concepts give owners, brokers, and prospective buyers a clearer framework for understanding what the properties could support and how future development might take shape.
